Welcome to Prospect Hill, once an authentic 18th-century wheat farm, long-since transformed into a premier Charlottesville, Virginia-area bed and breakfast. Nestled on 40 pastoral acres in the shadow of the Blue Ridge Mountains, we offer 13 historic rooms and cottages (circa 1699 - 1890) for your relaxing getaway.

Your comfort and relaxation are our primary concern at our Charlottesville bed and breakfast. Our historic inn's guest rooms and cottages (circa 1699 - 1890) are uniquely furnished with a combination of colonial antiques and amazingly comfortable king & queen beds. All rooms are located on the second floor of the 7000 square foot Manor House.
Our dogs are special to us, as yours is to you. So we don't just welcome dogs at Prospect Hill, we embrace them! Well-behaved, house-broken dogs are welcome in four of our cottages. Though you'll generally want to keep your furry friend on a leash, you'll have 40 acres of gorgeous grounds to explore.

My wife and I really, really enjoyed Prospect Hill. We loved staying at an historic place dating from 1732. The 40-acre property, surrounded by woodland and farms was quiet and restful and provided a place to unwind. The innkeepers were hospitable and the breakfasts were delicious. It was about a 20-minute drive from Monticello and historic downtown Charlottesville, which gave us a chance to indulge our passion for history. I can unreservedly recommend Prospect Hill.

Couldn't have asked for a more wonderful place to spend for the graduation weekend this summer. Despite the heat wave the rooms were cool and charming while the grounds were picture postcard perfect. Breakfast each morning was delicious and we can't wait to visit again. Thank you to Doc, Paula and their sons(and of course Rocky!) for giving us wonderful new memories of a quintessential Virginia bed & breakfast!

The grounds of the property are Gorgeous! Breakfasts were delicious! Doc and Paula are friendly and attentive hosts for whatever was needed. We stayed at the summer kitchen, super cute with a nice little terrace to relax and enjoy the beautiful property. Looking forward to get back again. We enjoyed our stay Lilian and John

Paula and Doc were amazing at hosting our wedding. Words can't describe how wonderful our stay was. The property was beautiful and very dog friendly. I would highly recommend this place for a weekend getaway or you wedding. Not to mention, the breakfast they served to our cottage was phenomenal.

Our cottage was away from the main area, so it was the perfect place for me to unwind and relax. The property is beautiful and peaceful. The buildings are historic and very interesting. The staff was wonderful. They even took a special request, but I can't tell you what because it was harder than we thought and it's not happening again. But they tried! And it was still a wonderful surprise for my husband. Will definitely return.

We enjoyed a warm welcome, upon our arrival. In fact, the owners even called us to make sure that they would be home when we arrived. Having owned a historic home, we appreciated the wonderful and authentic atmosphere of the summer kitchen. So many inns have been 'modernized' to the point of negating the history of the property. But Prospect Hill combines the peace, serenity, and authenticity of the rooms with the amenities you would expect at a fine hotel. We can't wait to come back when the restaurant is reopened. It should be a wonderful experience.

We had a marvelous stay in April of last year, and are returning in a few weeks. Doc and Paula have created a remarkable setting. Prospect Hill is the oldest historic property at which we've stayed in the U.S., and very unique collection of buildings -- full of rich history and beauty, all surrounded by lovely grounds and countryside. The furnishings in each cottage and the house are quite charming and very comfortable.

And breakfasts - with the special touch of being served in-room during covid - were marvelous! We spent time immersing mind and body in the gardens, manor house and cottages, the stories of prior occupants, and friendly cats! We felt so coddled and totally relaxed.

Beautiful property and grounds. The owner, Doc, is so welcoming. Loved hearing about the history of the house and how they keep it decorated. Everything is clean and well cared for. Breakfast is amazing. Can't wait to return and spend more time here

Wish there were more stars to give for the incredible stay we had here. Breakfast was the main event of our day and just got better each day. We had a hard time choosing on line which gorgeous room to stay in and opted for the carriage house which had the perfect amount of room, charm, privacy and luxury that we could ask for. That being said after seeing in person there are about 4 others we hope to come back to visit.

The hosts are perfectly lovely and catered to our every whim with such class and grace. Their sweet fur baby Collete helped deliver breakfast to our room each morning and gave us lots of love we were missing from our own fur babies. The grounds are breathtaking. There are nature trails, horse pastures, alpacas to see and a gorgeous Vista plateau for taking in the sunsets. Well done Prospect Hill. Every detail has been thought out and executed with the most delicate and thoughtful touch. We can't wait to come back.

The beautiful old home in a charming setting was comfortable and inviting. The host was helpful and informative. There was space to walk about and explore the woods and the farmland. We spent time watching the horses and the llamas. We especially enjoyed the opportunity to burn the log in the fireplace in the evening. Everything was very clean. We would return for another stay. The bacon at breakfast was delicious and so was the fruit cup, but maybe the bread and egg servings could have been larger.

We truly enjoyed our two day stay during our elopement! Doc was so nice and made the experience so relaxing and wonderful for us and our fur child! The room was beautiful, warm and we even stayed during a snow storm and had zero issues. Doc has shoveled the walk path for us prior to our arrival! The food was good and delivered right to our door! Highly recommend this place, we can't wait to visit again!

Stayed here for a girls weekend. Charming property full of history with very welcoming hosts. We loved that the room had a fire place and their "our home is yours" atmosphere. The breakfasts were more limited and basic than typical B&Bs, but it's also still a pandemic and I'm sure when they are back at full speed, it will be better. No concerns about Coming back one day.

We had the pleasure of spending 3 nights at this lovely inn. The hosts were gracious and very accommodating. We did not communicate our dietary restrictions prior to our arrival but they handled it with ease. The breakfasts were superb. We traveled with family and our rooms were beautifully decorated. The grounds were gorgeous with plenty of outdoor seating. Wished we lived closer so we could visit again sooner!

This is our second trip to this gem of an Inn. The hospitality is second to none. The hosts make you very comfortable in this historically significant Virginia plantation. We stayed in the Sanco Pansy cabin for the second time. It was as beautiful as ever. The food was amazing. We had dinner here. It was a sophisticated menu and the food was delicious. We will visit here again.

We stayed here one night and it was super cute! The owner made a point to know everyone's name and gave us a quick tour of the property when we arrived. Our room had a huge claw foot tub which was absolutely amazing! The next morning they hosted a Fox Hunt which was such a cool event to see in person. I would recommend this to anyone and everyone wanting a super romantic night / weekend.

I have never stayed in a bed and breakfast before and I was beyond impressed! My boyfriend and I stayed here for one night and Doc checked us in and showed us around the historic 40-acre property. We didn't eat dinner there but we hope to next time! We stayed in Uncle Guy's Loft which was very cozy. There were sodas, fresh well water, and a half bottle of wine waiting for us.

My biggest complaints about the room were that the walls are paper thin.this loft is connected to a downstairs loft and we heard our neighbors often. Also, there are only locks on the inside of the rooms, so when we left for the night to grab dinner, we weren't able to lock our room from the outside (which maybe i was worrying too much since we were out in the middle of nowhere, but you never know!).

The bathroom is also very narrow and small (was tough for my 6'6 boyfriend to maneuver around)!m but we made it work! The best part was the fire we had inside the room.it was super cozy and we did have a great night's sleep. In the morning we were delivered breakfast in bed which was the chef's choice of eggs, sausage, breakfast potatoes, fruit, coffee cake, coffee and orange juice.

That was the icing on the cake for us! We truly enjoyed our time and look forward to staying again, this time for two nights, staying for dinner, and probably in a more private cabin. We can't wait to return!

We have been here twice and we love it! The have rooms that accommodate our dogs and kiddo. There's a pool, running trail, and most importantly a yummy restaurant on site. They have cosy cabins perfect for a fall/winter get away. There was a fireplace but it wasn't cold enough to light it up.

A TRUE GEM HIDDEN IN THE VIRGINIA COUNTRYSIDE We have stayed at the Prospect Hill Plantation Inn several times and each time is better than the last. The Inn combines the ambiance of a historic plantation with modern conveniences. It's like stepping back in time 200 years but still having access to Wi-Fi and a Keurig in your guestroom. Doc and Paula Findley are personally involved in all aspects of Prospect Hill and their attention to detail is impressive.

The service is impeccable, and the grounds are well-manicured. The cuisine was recently revamped, and an outstanding chef brought in. The result - meals that rival some of the best restaurants in the DC metropolitan area. Having visited some of the finest Inns in Virginia and Maryland, Prospect Hill has risen to the top as one of the best. You should put Prospect Hill Plantation Inn on your "must visit" list!

I'd look at the other review of Amy a few posts down. She described the Inn in a nutshell. I was appalled at the way a young couple came dressed like they were going camping to Thanksgiving dinner and were given a lovely table. We on the other hand were given a small table where one of us had to stare at a wall! The dinner was just OK with very salty sauces for the meats.

Terrible salty stuffing and odd cold salads. The deserts were not very well made. The breakfasts were pitiful. One morning you get a lukewarm sunny side up egg, the next thinking you are getting a soft boiled egg in the shell, it turns out to be hard boiled. I always get amazing breakfasts at B&B's in the area and elsewhere. Our room was not representative of what they show on the website.

It had a badly cracked low ceiling. The room was very cold and we were given a space heater. The fireplace was so tiny in depth you couldn't light a fire. The picture on the website shows a roaring fire. The color of the room was a sickening purple. Why not a nice lavender? The sitting room was not a sitting room but a small vestibule going into the bedroom with a small loveseat for one. The owner gave us an envelope with a $50 certificate. Why not just discount our bill? We're not going back to this overpriced Inn.

The B&B is fantastic and the owner is equally fantastic. This review is for the restaurant. The food was very pretentious, our rack of lamb was very under done. The scallops were inedible and tasted like burnt cooking oil. The wine list was much to be desired. This isn't the early 90s please abandon the overly stylistic presentation. The food suffered greatly due to an antiquated sense of what high profile food should be. We will not be back with this "chef."

This was my first time ever staying at a bed and breakfast and it was wonderful, the breakfast was great, sadly I did not get to eat their dinner, the property is very well maintained, the room was very comfortable and nice, and their are all kinds of animals that you can make friends with such as a black cat and a dog called Rocky, and the dog followed me everywhere, and other wildlife such as alpacas and horses (also saw a deer) and so on. I would definitely like to come back to this quaint bed and breakfast.

While the property itself is nice, I truly believe they need to advertise themselves differently. I had the groupon price, which is still expensive, so if others are paying the standard price they need to understand what they are paying for. The "gourmet" breakfast just isn't gourmet. The dining room is nice looking, and it is nice that they can bring your breakfast to your room, but I'm sorry just because you make it slightly nicer looking that a regular breakfast does not make a very small omelette and potatoes different than any other omelette and potatoes.

Same goes for waffles. Sorry, just not gourmet. They also advertise it as being central to many wineries. It takes at least 25 minutes driving to get to the first winery, and then after that another 25 minutes to get to the next. It is 15 miles to downtown, and when you call and ask about the distance they assure you that it's just down one road--straight shot.

You could also be asking why didn't I just map it out, and I did, but I was assured for a while that it was great and central and even luxurious and the reason I'm writing this review is because most reviews on here are very happy with this place--and that's great--but if you're looking for an upscale B&B (that doesn't have cracks all over the ceiling and a toilet that only flushes after 3 times) central to wineries and downtown restaurants that you don't have to drive forever to get to, this is not the place.

My husband surprised me with a stay here for my birthday in November. It was lovely! The grounds are fun to explore and staff was very welcoming. We will not hesitate to return.

Fantastic and truly deserving of all 5 stars! This beautiful getaway in the Virginia county is more than I expected. Lots of little extras, beautiful, serene surroundings and gracious hosts. So happy I found it when searching google. Dinner was hands down the best 'gourmet' food I've ever experienced. The chef came out to meet us and was so humble and generous.

The filet and scallops Devine and perfectly cooked. I loved the crab and shrimp bite prior to main course. The chef learned it was our anniversary and created the most beautiful dessert platter. Loved it all!

French Cuisine at its BEST It was recommended that my wife and I dine at the restaurant while staying at the very charming and historic inn. Needless to say our dining experience both nights (yes both nights one was not enough) was outstanding to say the least. The presentation for each course was magnificent. The combination of ingredients in the various dishes took the palate to a place normally reserved for restaurants honored with three Michelin stars. The restaurant alone is worth the journey. Enjoy!

Prospect Hill is a lovely, historic retreat managed and maintained by equally delightful owners and staff. We stayed in Miss marcie's room which was very spacious, well appointed and decorated perfectly. Truly lovely. The room, although located above the main dining area was a perfectly quiet sanctuary. Without a doubt, the grounds are spectacular and worth taking in.

Plan to spend time just enjoying the property. Breakfast was included and was exceptional. They accommodated vegetarian diets as well without compromising any taste or quality. For the Restaurant: A can't miss! While the greater Charlottesville area has many classic inns and restaurants to dine, Prospect Hill is among the best! We highly recommend the dinner as presentation, taste and quality will far exceed even the loftiest of expectations. Delicious! Enjoy and we cannot wait to return.
